1. Improve energy efficiency

For decades, homeowners have upgraded their homes with the purpose of modernizing it to match current styles and trends and appeal visually to buyers. Increasingly, the energy efficient design of new construction homes has become an enticing feature for many first-time homebuyers. Consider upgrading windows, doors, heating and cooling systems, attic, basement and garage insulation and other items that provide the potential for long-term home ownership savings. These upgrades are also advantageous because you will re-coop the savings while you own the home!


2. Curb appeal / exterior of home

First impressions count when it comes to real estate. That’s why it is always a good idea to pay attention to your home’s exterior and landscaping. Maintain your home’s exterior by regular pressure washing, lawn care and gardening of shrubs / flowers. Be mindful also of timely repairs to the roof, siding, stone walkways, decks, patios and pools.

Flooring can also have an impact on the sale of your home. Hardwood flooring is the top choice of homebuyers in today’s market. Here are a few rules to follow no matter what type of flooring you choose: keep the colour / shade and type of carpet / hardwood consistent per house level; hard surfaces are preferred to carpet; if you can’t afford to upgrade flooring in the entire house, upgrade main level flooring before bedrooms or basements; replace carpet or refinish hardwood floors that are well worn or in poor condition.
