Preventing Water Damage
Insurance claims for water damage are one of the most reported claims in Canada. You can help protect your home and your property with awareness of potential sources of water damage and proactive maintenance. If you notice water issues or leaks, FIX THE PROBLEM IMMEDIATELY!
Exterior
Inspect eaves troughs regularly and remove leaves, ice dams in winter and other debris. Keep water run-off far enough away from the foundation. Install window wells and shovel the snow out of them in the winter. Inspect the foundation of your house and have any cracks repaired. Examine your roof shingles for wear, missing shingles or curling. Drain the pipe when you pack your garden hose away for the winter and turn off exterior water sources. Make sure your lot is graded to allow drainage away from your home. If you have a septic system, have it serviced regularly.
Interior
Properly insulate and ventilate your attic. If you’re planning to be away for a long period of time, shut off the water before you leave. Maintain appliances and check for leaks. Inspect shower, tub, sinks and faucets often.
Basement
Do not cover floor drains. Store items in plastic storage containers on raised shelving. Check your basement for leaks after a heavy rainfall or a rapid thaw. Install a sewer backup valve and a sump pump.
